Chimney Reflash and Structural Valley Repair - Hidden Rot Discovery - Edmond, OK
5coat Roofing and Construction was called out to a home in Edmond, Oklahoma for what appeared to be a routine chimney reflash. The homeowner had noticed minor spotting near the fireplace, a classic sign that the metal flashing between the shingles and brick had reached the end of its life. What we found underneath told a much bigger story. Once our team stripped back the old shingles and metalwork it was clear the chimney had not been repointed in years. When mortar joints crack and fall out water does not just sit on the brick. It travels behind the facade and deep into the wooden framing of the home. In this case water had been silently trickling into the roof valley for a long time rotting out the plywood decking from the inside where no one could see it. What started as a flashing repair quickly became a complete valley tear out. We did not patch over the problem. We tore the damaged valley all the way down to the rafters and replaced the rotted wood with fresh high grade CDX plywood. We then installed a high temp ice and water shield membrane for a self healing secondary layer of protection that standard felt paper cannot match. A new heavy gauge metal valley and precision custom chimney reflash were installed and fitted to the exact angles of this roofline. By the time we finished this Edmond home the roof was stronger than the day it was built. The homeowner was relieved not just with the result but knowing that our thorough inspection caught a hidden structural issue before it turned into a five figure interior renovation. Chimney Reflash. Valley Tear Out. CDX Plywood Replacement. Ice and Water Shield. Structural Roof Repair. Edmond, OK.
