1980s T1-11 Exterior Restoration & Painting in Mandarin Jacksonville FL 32223

February 2025

This large 1980s home in Mandarin, Jacksonville FL 32223 needed considerably more than a simple exterior repaint. Years of Florida sun, humidity, rain, and normal aging had taken a toll on the T1-11 wood siding, exterior trim, caulking, and deck, so much of the value of this project was in the preparation completed before the first finish coat went on. Our crew began with a thorough pressure washing of the exterior to remove dirt, mildew, chalking, and surface buildup. Once the home was clean and dry, we were able to properly evaluate the condition of the siding and trim and address the areas that needed attention. The existing exterior had numerous failing joints and gaps, so extensive scraping, surface preparation, and recaulking were completed throughout the home. Minor deteriorated trim boards were repaired where possible and replaced where necessary, giving the new paint system a sounder surface and helping improve the finished appearance of the exterior. The deck also needed attention. Damaged and deteriorated deck boards were removed and replaced before the surrounding exterior work was completed. On an older home like this, taking care of these repairs before painting is important; fresh paint can improve appearance, but it cannot correct failing wood underneath it. After the preparation and repairs were completed, the exterior was repainted with Sherwin-Williams Latitude Exterior Acrylic, providing a durable finish designed for demanding exterior conditions. Homes throughout Mandarin's established 32223 neighborhoods often have architectural details and building materials you simply don't see as frequently in newer developments. T1-11 siding, substantial wood trim, mature landscaping, decks, and larger elevations are common on homes from this era. They can look excellent when maintained, but successful repainting depends heavily on identifying deteriorated wood, failed caulking, exposed areas, and previous coating problems before applying new paint. The completed project gave this home a cleaner, better-maintained exterior while preserving the character of the original 1980s architecture. More importantly, the project addressed the small repairs and preparation issues that needed attention rather than simply covering them with another coat of paint. For A New Leaf Painting Contractors, this is the kind of exterior project where preparation makes the paint job. Pressure washing, repairing damaged trim, replacing failed deck boards, renewing caulk joints, and properly preparing aging T1-11 siding gave the new Sherwin-Williams Latitude finish the foundation it needed.
