We first met Joel back in December 2025. His home in Lago Vista had been sitting on the market, and after taking a look at the roof, the wind and hail damage was clear enough that a full roof replacement was needed. Fast forward to July, the inspection finally happened, a buyer was lined up, and the closing date left us one day of breathing room. We met an insurance adjuster and an engineer, and the entire roof ended up getting approved by American Family for full replacement, so the homeowner was only out-of-pocket for their deductible. That's a big win! The new owners got to choose their warranty and went with the Golden Pledge: 25 years of workmanship coverage and a no max wind warranty - a smart call for a home right on the lake. This one wasn't easy. Steep elevation, tough access, a pool in the back, and a two and three story layout on a hill meant every bit of material had to be dropped on the ground and hauled in by hand.
