

Persistent Leaks
This Corpus Christi garden home has a second level walk out balcony from the master suite. The deck is over living space and the home owners have had persistent leaks through multiple large repair attempts. Decks and Balconies over living space must be treated as a roof first and deck second. Proper waterproofing must be the primary concern. This takes experience to properly waterproof a flat surface over conditioned space. All flashings must be correct. Every possible entry point must be sealed. This is a tedious task that must be given its due respect. All wall abutments and flashings must be carefully inspected and if required, the ability to custom make special flashings may be the only solution. We also found leaking above the second level from the chimney cricket that required new base flashings.
