Performed maintenance/inspection on HVAC system. Furnace and AC are 13 years old. The run-assist on the compressor and fan motor for the condenser is out of range and will likely fail during a heat wave. The run assist is rated for 70MFD and only putting out 60MFD. Also recommend cleaning the condenser coil and removing the debris from the bottom of the condenser to allow water to drain and prevent rust and corrosion. The furnace and ducting are in good condition, however, the there is no return duct plenum installed on the furnace and the return duct (18") is too small to move 5-tons of airflow. This puts strain on the blower motor and hinders performance. Recommend cutting in an additional return duct to achieve full 5-tons of airflow. Also recommend installing a return duct plenum per manufacturer installation instructions. System is fully operational at this time, however, the ac is likely to fail during a heat wave if the run assist is not replaced. Final recommendation would be to install surge protection on the equipment to protect from power outages, voltage fluctuations, and power surges.
