Full Modern Deck & Patio Cover Remodel w/ Ipe Hardwood Decking

Tear down and rebuild to cllients engineered specs for a revisioned and modern patio deck and inverted roof with a sleek modern look. Deck was extended apx 15 feet from its original size. All drawn and blueprinted by an engineer and permited accordingly. Foundation built on 3'x6' deep concrete peirs (due to close proximaty of sloped rear yard) connected to 22+ foot continuos 6x6 posts connected the upper beams for the the inverted roof. Skylift risers used to elevate new inverted patio cover roof on rear side from the existing building/roof to allow for water flow. New electrcial wired in for upper outlets spaced accordingly for future lighting or entertainment along with strategically placed weatherproof lighting in the patio cover AND under the exisiting homes soffits. Can be turned on individually for ambience. Patio cover was treated with stained cedar T&G to accentuate both top and bottom of the deck and cover. Ipe Decking was the only choice for a project of this caliber. Known for its durability but also tricky to install with hidden fasteners due to its hardness. Installed over compete joist tape installtion over all joists to avoid dry rot. Entire upper deck and stairwell is protected by a Fortress metal handrail system using Ipe as the top rail. New gutters were installed before new concrete flatwork as poured, including 4 new downspouts that were dug and routed to a large 15x20x10 drainage field with 3/4- as the bed liner to allow for maximum water dispersion even during heavy PNW rainfall. Minor final details included encasing posts with exterior trim and painting to clients choice. All done within expected timefrme and right at budget.
