This metal building in West Point had the slow kind of leak that comes from the fasteners, not from hail. Daily heat makes the panels expand and shrink, and over the years that works the screws loose and wears out the rubber washers. Our crew went across the roof replacing worn screws with new ones and sealing the fastener lines and panel laps where water had been getting in. The panels themselves were sound, so a fastener and sealant repair gave the owner a tight roof without the cost of new metal.
