We completed a targeted roof repair and maintenance service for a residence in San Jose. Our team addressed several issues on the terra cotta-colored concrete tile roof, which was installed on 1 x 6 space sheeting, not on a solid roof deck with underlayment. This type of tile installation is prone to leak if all components are not functioning correctly. The code no longer allows this type of installation. We specifically focused on areas around the solar panel array and plumbing vent stacks. We identified and replaced dislodged or missing tiles that had exposed the underlying roof structure. To ensure a watertight seal, we adjusted the lead base of the pipe boot and installed new metal flashing patches and replaced weathered pipe boot flashings. We utilized lead flashing and boots with a lead base to secure the penetrations near the solar conduits and ventilation pipes. This repair and proactive maintenance restored the integrity of the tile system to prevent future leaks.
