Parking Garage Project in El Segundo

This project consisted of a comprehensive structural repair and protective coating installation for a five-level, approximately 100,000 square foot parking structure located in El Segundo. The scope included concrete restoration, crack repair, structural reinforcement, and application of a high-performance traffic coating system designed to withstand heavy vehicular use. The project began with extensive structural repairs across all levels, including columns and shear walls. Cracks were addressed using a pressure injection process to restore structural integrity. Injection ports were installed at 6–8 inch intervals along each crack and sealed using Sika Sikadur®-31 Hi-Mod Gel. Epoxy injection was then performed using Sikadur®-35 Hi-Mod LV, allowing for full penetration into the cracks to create a permanent bond and prevent moisture intrusion. After curing, all excess epoxy residue was mechanically ground to achieve a smooth and uniform surface. To further strengthen the structure, all columns were reinforced using SikaWrap® Hex-103 C, a high-strength unidirectional carbon fiber system. The system was field-laminated with Sikadur®-300 / Sikadur® Hex-300 epoxy, forming a Carbon Fiber Reinforced Polymer (CFRP) system designed to increase load capacity and enhance long-term durability of the concrete elements. Following completion of structural repairs, all deck surfaces were mechanically scrubbed and cleaned to remove oil, debris, and contaminants that could compromise coating adhesion. The existing coating was properly prepared through mechanical surface preparation methods to ensure optimal bonding of the new system. The coating installation was performed one level at a time to maintain accessibility and workflow efficiency. Sikadur®-22 Lo-Mod was applied as a primer to the prepared concrete surfaces, followed by the installation of Sikalastic®-720 One Shot, a high-performance waterproof traffic coating system. All materials were installed in strict accordance with manufacturer specifications, with careful control of application methods and mil thickness to ensure consistent performance across the entire 100,000 square foot area. The completed project resulted in a fully restored and structurally reinforced parking facility, delivering enhanced durability, improved safety, and long-term protection against wear, weather, and heavy traffic exposure.
