The existing assembly had multiple failure points caused by deteriorated seams, abandoned HVAC units, outdated electrical penetrations, and compromised edge conditions — all contributing to recurring water intrusion. Drainage & Penetration Corrections Before installing the new roofing system, our team removed abandoned rooftop AC units and properly rebuilt those areas to eliminate future water traps. All obsolete electrical outlets and penetrations were cleaned up, sealed, and reinforced to reduce vulnerability at common leak points. We evaluated slope and water flow patterns to ensure positive drainage across the roof surface — a critical factor in preventing ponding water and premature membrane breakdown on low-slope commercial roofs. 4-Ply Built-Up Roofing (BUR) Installation The new system consists of a 4-ply Built-Up Roofing (BUR) assembly, providing multiple layers of redundancy for superior waterproofing protection.
