Check out the difference in texture here! The "before" was basically just a dry, cracking mat that had lost all its protective granules. When a roof gets that "bald," you know the water isn't far behind. Instead of a temporary fix, we went with a full Modified Bitumen system. This is the "tank" of low-slope roofing—it's thick, flexible, and built to handle the elements. You can see in the "after" shot how clean and solid that new granulated surface looks. It’s a total 180 that adds decades of life back to the building.
