Our NE 87th St project at 3818 NE 87th St in Seattle highlights our ability to blend innovative new construction with the preservation and transformation of an existing home. This three‑home development included a full renovation and conversion of the original house into a spacious 3‑bed, 3‑bath AADU, along with the ground‑up construction of a new single‑family residence and a detached ADU. One of the site’s defining features was a large, mature cedar tree that had to be protected throughout construction—requiring careful planning, specialized equipment access, and precise coordination. Additional site challenges included complex drainage conditions that demanded creative waterproofing solutions and engineered systems to ensure long‑term performance. The newly built SFR and DADU both feature fenced yards, EV‑ready parking, and efficient layouts designed for modern living. The remodeled AADU retains the character of the original home while offering upgraded systems, refreshed finishes, and a flexible lower-level mother‑in‑law–style space with its own bedroom, bathroom, living area, and separate entry for multi-generational living. This project demonstrates our expertise in adaptive reuse, site-sensitive construction, and delivering high‑quality residential homes that balance modern design with the natural beauty of the site.
