Full Roof Replacement + 5 New Velux Skylights with Relocation — Carlisle, MA

A major roofing and daylighting project on a Carlisle home, with the kind of structural and interior coordination most companies won't take on. We started with a complete tear-off of the house and shed roof, then rebuilt with the full Owens Corning system — two courses of Grace Select ice and water barrier on all eaves, Grace at every valley and penetration, OC Pro Armor synthetic underlayment, and TruDefinition Duration shingles, all installed to Platinum Preferred Warranty standards. The flashing package went well beyond the basics: kick-out flashing on every transition wall, rain diverters on the steep-pitch sections to control runoff, a new Broan roof-mount bathroom fan vent, and a properly re-set chimney cap. We also infilled six gable vents — framed them in with CDX, taped the sheathing seams, and finished them with new pre-primed clapboard siding so they disappear into the house — and rebuilt the ventilation correctly with VentSure CAT ridge vent and new soffit vents (replacing ones that had been painted shut). The skylight scope was the most technically involved part. We removed an existing skylight, framed and decked the opening shut, insulated it with R-38, and patched the interior ceiling smooth. Then we cut and framed five new rough openings in new locations, doubled the headers, wrapped each opening in Grace ice and water shield per Velux spec, and installed five new Velux VS C04 deck-mount skylights with solar-powered room-darkening shades. Each one was flashed with the full Velux EDL step-flashing kit and integrated into the shingle courses for a watertight install. We framed and insulated each new skylight shaft, hung and finished drywall, and installed casing to match the existing trim profiles — leaving everything ready for paint. The result: a fully rebuilt roof system, six gable vents cleanly eliminated, and five new skylights in optimized locations — backed by lifetime Owens Corning materials warranty, 50 years on workmanship, and 130 mph wind coverage. Estimated project investment: $51,948 ($33,349 roof + $18,599 skylights)
