Roof & EPDM Flat Roof Installation – Andover, MA

This Andover project combined a full pitched roof replacement with an EPDM flat roof installation for comprehensive protection. The main roof scope included the removal of all existing shingles from the house and garage, re-nailing loose decking, and hauling away debris. We installed Grace Select ice & water barrier at all eaves, valleys, and penetrations, along with Mighty Dog U20 Synthetic Underlayment for full coverage. The roof was finished with Owens Corning Oakridge Lifetime Shingles in Onyx Black, upgraded chimney flashing with lead counter flashing, and three new vent pipe boots. Ventilation was enhanced with a new ridge vent and seven rectangular soffit vents to promote attic airflow. For the flat roofing section, we installed a Mule-Hide .060 EPDM system. The process involved removing the old membrane and insulation, inspecting and repairing decking with CDX as needed, and adhering the new EPDM membrane with bonding adhesive. Seams and penetrations were sealed with EPDM seam tape and flashing, while aluminum drip edge and cover tape provided reinforced perimeter protection. Termination bars were added where necessary to secure the system. The project concluded with a thorough site clean-up and magnetic sweep. With Owens Corning’s Platinum Protection Warranty and up to 20 years of manufacturer warranty on EPDM materials, this home is now protected for decades to come.
