SITUATION: A customer's bathroom exhaust fan was located on an exterior wall, which was not effectively pulling all of the steam out of the room after daily showers as well as allowing outside heat/cold into the room at all times. The constant excess moisture around the ceiling area was allowing mold to grow in the ceiling sheetrock. In addition, the outside temperature would always make this room noticeably hotter or colder than it's adjoining room. THE FIX: The old exhaust fan was removed, and the wall was repaired with new insulation, sheetrock, texture and paint. A new quieter exhaust fan was installed in the ceiling with proper ventilation through the roof. A feature was also activated so that when the humidity in the room reached a specific percentage, the exhaust fan would automatically turn on and off so the customers did not have to worry about turning it on or forgetting to turn it off. Recessed lighting that used the older hot light bulbs, which were also not wet space compliant, were replaced with larger, wet space LED dimmable lights that made the room much cooler in temperature while still maintaining the warm 2700k color the customer preferred.
