Below-grade waterproofing on a new multi-level cast-in-place concrete parking garage at Pratt-Pullman Yard — the historic 1904 Pullman rail yard in Atlanta's Kirkwood neighborhood, now undergoing a 27-acre adaptive-reuse redevelopment. Scope of work: Furnish and install Henry Blueskin® WP200 self-adhered waterproofing membrane on the cast-in-place concrete walls at the North/West and West/South elevations of the parking garage. Where saturated concrete conditions caused by groundwater prevented proper installation of the self-adhered membrane, install two reinforced coats of Henry CM100 fluid-applied waterproofing at the affected wall areas to maintain a continuous water and vapor barrier. What's interesting about this job: Self-adhered sheet membranes only bond reliably to a clean, dry substrate. Parts of the Pratt-Pullman site had active groundwater pressure that kept sections of the concrete wall saturated — wet enough that pushing WP200 onto those walls would have produced poor adhesion and a future leak path. Rather than wait indefinitely for the concrete to dry, we transitioned those specific wall areas to Henry CM100 fluid-applied waterproofing, installed in two reinforced coats. CM100 tolerates damp substrates, cures into a seamless membrane with no laps to fail, and laps cleanly into the adjacent WP200 sheet — so the two systems function as one continuous envelope. Where we're at: North/West and West/South elevations are in progress. Backfill and protection course follow as each section is signed off. We'll update this showcase with final photos and outcome once the system is fully installed and the GC has accepted the work.
