Window Leak Repair & Wet Glazing — Alpharetta, Georgia

Water was coming in at the windows. Before anyone reaches for a caulk gun, the question is where — because a leaking window has two possible paths and they get fixed differently. Path one is the perimeter: the joint where the window frame meets the wall. Path two is the glazing: the joint between the glass itself and the metal frame holding it. Seal the perimeter on a building whose glazing seals have failed and the owner calls you back in three months, still leaking, now convinced caulking doesn't work. We did both. About 1,800 LF of window perimeter cut out completely — old sealant and old backer rod, all of it — then new closed-cell backer rod and Dow 795 silicone over Dow Primer-P. Then roughly 4,000 LF of wet glazing, sealing the glass directly to the metal frames. The primer matters more than people think. Silicone doesn't reliably bond to metal or to porous substrate on its own, and a bead that looks perfect on day one but was never primed will let go at the bond line and leak exactly like the joint it replaced. It's an invisible step and it's the one that decides whether the repair holds. Two 45' boom lifts, three-man crew, one continuous mobilization, building occupied the whole time.
