• Protect all surfaces not being painted using tape and plastic, including roofing, windows, fixtures, walkways, decks, and surrounding areas as needed. • Scrape all loose and failing paint from all previously painted exterior siding, trim, fascia, soffits, rake boards, window trim, door trim, porch areas, and other painted exterior surfaces to create a sound surface for new coatings. • Pressure wash all exterior surfaces being painted using TSP (trisodium phosphate) to help remove dirt, chalking, mildew, salt, surface contaminants, and any other buildup that may interfere with proper adhesion of coatings. • After washing and allowing adequate dry time, re-scrape any additional loose or failing paint that becomes exposed during the cleaning process. • Check multiple wood surfaces with a moisture meter after prep and washing to ensure moisture content is 15% or less before proceeding with primer or finish coatings. • During the prep phase, inspect all painted wood surfaces for rot or deterioration. • Remove and replace any rotted or deteriorated wood found during the prep process that will not properly hold primer, caulking, or finish paint. • Prime all bare wood and exposed areas during the prep phase using Benjamin Moore Fresh Start Oil Primer to help ensure proper adhesion and long-term performance of finish coatings. • Caulk all gaps where siding meets trim, along with other open joints and transitions, to help seal out moisture and create a more uniform finished appearance. • Fill minor nail holes, small surface imperfections, and open fastener areas in painted trim and exterior wood surfaces where applicable. • Prep and finish any exterior doors per our customer’s paint schedule, including any screen doors. • Any exterior doors, screen doors, or door sills with a natural wood finish will be properly cleaned, prepped, and coated with Spar Urethane to help protect the wood surface and maintain the natural finish. • Prep and paint all previously painted exterior siding and trim on the home, including all visible elevations shown, to match the existing color layout unless otherwise specified by customer. • Includes prep and painting of previously painted exterior doors, door trim, window trim, corner boards, fascia, soffits, rake trim, porch trim, and exterior accent trim as discussed. • Apply two finish coats to all previously painted siding, trim, doors, and other included exterior painted surfaces using Benjamin Moore Aura to provide a uniform, durable exterior finish. • Recommended sheen is satin to provide a clean appearance with added durability and washability. • All work to be completed in a thorough scrape, wash, dry, scrape again, prep, prime, caulk, and paint process to help maximize adhesion, longevity, and overall finish quality.
