Secondary Rhodes provided roofing design, bidding assistance, construction administration, and quality assurance services for the Pamela Hodson Elementary School roof replacement project in Owasso, Oklahoma. The project encompassed approximately 60,500 square feet of roofing area and was completed while maintaining normal school operations. The owner selected a premium 30-year SBS modified bitumen roofing system from Johns Manville, designed to provide exceptional long-term performance, weather resistance, and lifecycle value. The project included complete removal of the existing roofing assembly down to the structural metal deck, installation of new polyisocyanurate insulation, storm-rated gypsum cover board, upgraded drainage improvements, and a fully adhered two-ply SBS modified bitumen membrane system installed using low-VOC cold-process adhesives. Additional enhancements included new tapered insulation crickets to improve drainage, replacement roof drains, upgraded flashing assemblies, new coping and sheet metal edge details, mechanical equipment curb modifications, and comprehensive waterproofing at penetrations and expansion joints. Special attention was given to wind uplift resistance, long-term watertight integrity, and minimizing disruption to students and staff throughout construction. The completed roofing system is backed by a 30-Year No Dollar Limit manufacturer's warranty and a 5-Year contractor workmanship warranty, providing Owasso Public Schools with a durable, low-maintenance roofing asset engineered to withstand Oklahoma's demanding weather conditions while protecting the facility for decades to come.
