

Bye-Bye Flooding! Mr. Dontaye's Back Patio & Drainage Overhaul π§π
Mr. Dontaye reached out with a massive headache: water coming into his back patio and seeping into the house during heavy rainβa problem exacerbated by years of uneven ground and a poorly attached old deck. He was literally having to push water out the back door! We, the "deal architects," developed a comprehensive strategy that solved his water problem and stabilized his patio cover for the long term. The Assessment & The Strategy The issues were complex: a fundamentally incorrect yard slope, a metal patio cover resting on rotten wood columns from the old deck, and years of accumulated water. Our plan addressed the structure, slope, and drainage simultaneously. What We Did: Demolition & Structural Fix: We began by replacing the rotten wooden columns that supported the metal patio cover. Using jacks to support the roof, we ensured the cover was stable before building its new, permanent foundation. Extended Concrete Slab: We poured a new, extended concrete slab that runs the entire width of the patio cover. This created a firm, durable base for the cover and, crucially, protected the foundation. Note: This new slab was poured with a precise slope to push water away from the house actively. Comprehensive Grading & Swales: We graded and leveled the entire backyard terrain, creating swales on each side of the house to direct water flow away from the center and house foundation. Dual-Layer Drainage System: We installed an efficient PVC drainage system to collect the bulk of the water from the backyard, connected to new catch basins. Emergency Channel Drain: To ensure extra safety, we installed an integrated channel drainage system directly between the house and the new concrete patio extension. This is a critical line of defense, designed to collect any excess water that might try to reach the back door again. Aesthetics & Preparation: We created an attractive gravel bed with river rock accents around the storage area and laid out nutrient-rich soil across the graded regions, preparing the space for future sod installation.
