This scope of work covers the upper and main roof areas and includes a complete removal and replacement of the existing roofing system down to the original decking, with disposal of all materials and replacement of up to 500 sq ft of deteriorated decking using 1-inch CDX plywood and ISO insulation. The project includes installation of a custom tapered insulation system sloped to new through-wall scuppers, an 80-mil IB PVC white membrane system installed per manufacturer specifications, fully adhered vertical wall flashing, prefabricated PVC accessories, new metal-clad roof edges, seamless gutters and downspouts, through-wall scuppers with exterior collection boxes, and walk tread at the rooftop entrance. All labor, equipment, supervision, and materials are included, with additional decking replacement billed as needed. The system is backed by a 25-year IB manufacturer no-dollar-limit warranty and a 12-year leak-free workmanship warranty at no additional cost.
