This scope of work includes installation of a complete 60-mil IB PVC roofing system over a metal roof substrate, beginning with EPS insulation flutes followed by 1.5-inch ISO insulation board mechanically fastened with screws and plates at a rate of 12 per 4x8 sheet, with metal panels installed over existing skylights as required. A continuous 2x4 wood nailer will be installed along the roof perimeter to secure perimeter flashing, after which the PVC membrane will be installed over the entire roof using 3-foot-wide rolls at the perimeter and 6-foot-wide rolls in the field. The project also includes installation of custom manufacturer-made boots, curbs, pitch pans, and flashings at all penetrations and HVAC units, PVC-clad 26-gauge metal flashing at the gutter eave, seam patches, termination details, and all required fasteners and sealants. Additionally, insulation will be removed in a designated 13-square area and replaced with 2 inches of Gaco open-cell spray foam insulation (R-14), with adjacent areas masked for protection. The estimated duration is seven working days, the work will not disrupt interior operations, the business may remain open throughout construction, and the system will include an IB manufacturer warranty and labor coverage.
