Lisa owns an investment property with surface water problems. Window wells were not attached, were missing covers, or too low to the ground, allowing water to spill into them, fill them up, and then leak through the window frames. Other issues like cracked and sinking staircases from years of misbehaving gutters were also letting water enter old well rooms directly below them, and causing mustiness inside. Obviously unacceptable if you have tenants! So Lisa had us out to do a day of sealing and patching. We set her expectations appropriately and let her know that this can be considered a robust bandaid, but that further work by a masonry contractor may be necessary in the future to ensure long term results. All that said, she has the time she needs to consult with other professionals and doesn't have to worry about water getting in any time soon!
