Jacksonville Flat Roof Recovery With TPO Membrane and 10" Box Gutters

October 2026

Not every aging commercial roof needs to be torn off. We recently completed this project on Bay Meadows Way for Team JAS, where the building had an approximately 20-year-old TPO roof that had previously been coated. That coating system was beginning to fail, but the existing roof conditions allowed us to take a different approach. Instead of tearing the entire roofing system off, we completed a TPO roof recovery—installing a new roofing system over the existing assembly. For the owner, that meant avoiding a major tear-off, reducing disruption to the building's operations, and potentially saving a significant amount compared with a more invasive replacement approach. The new roof system included: Elevate 115-mil TPO roof system New .032 Kynar-coated aluminum coping around the building New custom 10-inch, 24-gauge Kynar-coated commercial box gutters Heavy-duty aluminum gutter brackets New oversized downspouts 20-year manufacturer-backed No Dollar Limit warranty This is exactly why we look at commercial roofs from an asset-management perspective rather than automatically assuming replacement is the answer. When the existing conditions allow it, a properly designed roof recovery can provide a building owner with a new warranted roofing system while preserving the existing roof assembly and avoiding unnecessary tear-off. Protect More. Replace Less. #CommercialRoofing #TPORoofing #RoofRecovery #RoofAssetManagement #JacksonvilleFL #WeatherlockRoofSystems
