Temecula, CA | Correcting an Improperly Installed 2:12 Shingle Roof on a Mobile Home
🚨 Fixing the leak doesn't always fix the problem. Sometimes the leak is only a symptom of a much larger issue. This homeowner in Temecula originally contacted us to repair a leaking dead valley on a mobile home. At first glance, it looked like a localized repair. But once we inspected the roof, we discovered the real problem wasn't just the valley. The existing roof had been installed on a 2:12 roof slope, and the dead valley had previously been covered with two new layers of torch-down roofing installed over the existing roofing instead of removing the original failed material. More importantly, the remainder of the roof had not been built with a waterproofing system we felt was appropriate for the home's low-slope conditions. Rather than simply repairing one area and leaving the rest of the roof unchanged, we explained what we found and discussed the available options with the homeowner. Because the home was being rented, the homeowner wanted the peace of mind of knowing the entire roofing system had been installed correctly instead of worrying about future leaks. For the replacement, we installed Titanium® FR self-adhered underlayment across the roof. On low-slope roofs, where water drains more slowly than on steeper roofs, we prefer using a fully adhered waterproofing layer beneath the shingles to provide an additional level of protection. The roof was then completed with Owens Corning Duration architectural shingles in Estate Gray, creating a complete roofing system designed for the home's conditions. Since this was a mobile home, the roofing permit was processed through Riverside County, ensuring the installation complied with the applicable jurisdictional requirements. Zenith Truth A roof leak tells you where water gets in. A thorough inspection tells you why it got in.
