A roof doesn't always have to be completed all at once to be completed the right way. This Temecula project involved a partial concrete tile roof lift and lay for a homeowner whose underlayment had reached the end of its service life. While the long-term plan is to replace the underlayment beneath the entire roof, completing one section at a time allowed the homeowner to make a permanent improvement without settling for another temporary repair. The existing concrete roof tiles were carefully removed and stacked for reuse. Once the roof deck was exposed, we installed two layers of Titanium UDL 50 synthetic underlayment to create a durable secondary water barrier beneath the tile roof. We also updated the roofing details within the completed section, including new drip edge, flashings where required, and bird stop to help keep birds and debris from entering beneath the tile. A partial lift and lay is very different from a repair. Repairs are often limited to addressing the immediate leak, leaving aging underlayment and outdated roofing details in place. By completing an entire section as a lift and lay, the homeowner receives a fully rebuilt roofing system in that area rather than a temporary fix that may need to be removed during a future reroof. For many homeowners, completing a tile roof in phases is a practical way to spread out the investment while ensuring each completed section is built to modern roofing standards. As additional sections are completed over time, the roof continues to improve without wasting money on repairs that would eventually be replaced anyway.
