Roof replacement completed in University Park near Hanover and Preston Road. The existing roof showed advanced wear, including granule loss and exposed fiberglass, indicating it was at the end of its practical service life. While the home may eventually be redeveloped, the goal was to install a clean, reliable system that would perform well in the interim without ongoing maintenance concerns. Full tear-off was completed, followed by installation of a new roofing system including synthetic underlayment, ice and water shield in valleys, and code-compliant 2x2 drip edge.
