We completed a targeted tile roof repair for this Murrieta home after tracking down an active leak near the solar attachment area. The roof system consisted of a tile roof with a shingle picture-frame section surrounding the solar penetrations, which is a common detail used on certain solar installations. During our inspection, we found that the lead flashing near the solar area had been compromised, allowing water intrusion into the roofing system. We explained to the homeowner that a full replacement of the lead assembly would require extensive removal of surrounding shingles and portions of the solar system due to how overlapping asphalt shingles seal together over time. To address the active leak while keeping costs manageable, we performed a targeted repair by resealing and reinforcing the affected flashing area. We also replaced damaged sections of 7/16 OSB roof decking where moisture intrusion had affected the substrate beneath the roofing materials. The repair successfully stopped the active leak and restored protection to the affected section of the roof. We also advised the homeowner that areas around solar penetrations should be periodically maintained and inspected, especially since flashing damage can sometimes occur from foot traffic or improper servicing around the solar system.
