A full tear-off and rebuild of a low-slope roof section using a commercial-grade EPDM system. We removed all existing roofing materials down to the sheathing, then replaced the failing Iso insulation with new GenFlex Flat HD Iso Board, mechanically fastened to the deck with coated screws and plates for long-term hold. Over that foundation, we installed a new .060 EPDM rubber membrane, fully bonded with adhesive — not loose-laid. The detail work is where flat roofs live or die: uncured EPDM flashing with seam tape at every corner, angle change, and pipe penetration; tape primer applied before every seam to ensure adhesion; lap sealant finishing every seam for added protection; and cured cover tape installed over the drip edge and any non-overlap cuts. Termination bars mechanically fasten the membrane at all transitions so it can't pull back over time. The result: a clean, fully sealed flat roof engineered to handle standing water, heavy rain, and decades of New England weather — backed by a 5-year workmanship warranty.
