We performed a comprehensive commercial roof repair and maintenance project on a flat membrane system in San Jose. Before the work began on this 70,000 square foot commercial HOA roof, the silicon manufacturer, American Standard Coatings, performed a pull-test on the existing TPO, Cap Sheet and previous silicon maintenance areas. This was to verify that the new silicon coating would adhere adequately to the existing roof covering. An independent engineer/consultant was hired by the HOA to evaluate the condition of the existing roofs, previous leak areas, and the potential to create a vapor drive problem. He recommended cutting open the existing roof at the leak areas to verify there was no trapped moisture which could cause moisture damage to the structure. These areas were cut open, no moisture was found. We repaired these areas and the silicon coating was applied to the entire roof. During this process our team addressed several critical areas, including various roof penetrations, such as plumbing vents and electrical conduits, roof drains, scuppers and HVAC equipment to prevent moisture intrusion. We applied white reflective coatings in order to repair damaged areas in the TPO and Cap Sheet to reinforce the roof's durability and thermal performance. This roof maintenance system has a manufacturer's No Dollar Limit, 20 Year Warranty.
