Zenith Roofing Services recently completed a premium roof replacement in the Lomita Village neighborhood of San Diego. The project included the removal and permanent abandonment of an existing rooftop HVAC unit, followed by a complete tear-off of the existing roofing system. During the tear-off process, our team discovered the original plank decking contained gaps exceeding current manufacturer requirements for architectural shingles. To provide a proper nailing surface and meet installation standards, we installed a new OSB overlay across the roof deck before proceeding with the roofing system. Once the deck preparation was complete, we installed a fully self-adhered Malarkey OmniSeal underlayment system to provide superior waterproofing protection. The roof was then completed with Malarkey Highlander NEX architectural shingles in the Willow Wood color, creating a durable, high-performance roofing system designed to provide long-term protection and curb appeal.
