This multi-family apartment complex in El Cajon had a combination roof setup needing attention. The main flat sections showed advanced wear with blistering, seam failures, ponding, and deteriorated coating, while the front concrete tile portion had shifted tiles and underlayment concerns. We completed a full tear-off on the flat areas down to the deck, addressed rotted wood sections where found, installed new tapered insulation for proper drainage, and applied a Johns Manville DIBITEN two-ply torch-down modified bitumen system with detailed flashing at all penetrations and transitions. For the front tile roof, we performed a lift-and-lay reset: lifting tiles to inspect and replace underlayment as needed, then resetting with secure fastening. The project restored full weather protection across the building while maintaining the original tile aesthetic on the visible front. Lesson: Hybrid roofs (flat + tile) on apartment buildings require separate approaches for each section rushing a one-size-fits-all fix often misses the real failure points in each system.
