A roof doesn't always need to be replaced to gain years of additional service life. When a low-slope roof is still structurally sound, a silicone restoration system can renew the waterproofing surface while avoiding the cost and waste of a full tear-off. For this sunroom in the Clairemont neighborhood of San Diego, we restored the existing modified bitumen roof using a silicone roof coating system. Before any coating was applied, the roof was thoroughly cleaned to remove dirt, oxidation, and contaminants that could affect adhesion. Seams, penetrations, and transition points were reinforced and sealed to create a solid foundation for the restoration. Once the preparation was complete, a high-solids silicone coating was applied at the manufacturer's recommended coverage rate to create a seamless, waterproof membrane across the entire roof surface. Silicone coatings are highly resistant to standing water and ultraviolet exposure, making them an excellent option for many low-slope roofing systems when the existing roof remains a good candidate for restoration. Roof coatings are not simply paint. They are roofing systems that depend on proper surface preparation, reinforcement, and application thickness to perform as intended. When installed correctly over a suitable roof, a silicone restoration can extend the life of the existing roof while improving weather resistance and reducing future maintenance.
