

Valley Center Tile Roof Lift & Lay | Custom Metal Bird Stop for Los Arcos Tile
We completed a comprehensive tile roof lift and lay project for this residence in Valley Center. Our team carefully removed the eOlder concrete tile roofs often require more than simply replacing the underlayment. Many tile profiles are no longer manufactured, making it difficult to find modern roofing accessories that fit correctly. This Valley Center project is a great example of why experience matters during a tile roof restoration. The home featured Los Arcos concrete roof tile, a profile known for its pronounced barrel shape. Because replacement bird stop flashing designed for this tile is no longer available, we fabricated custom metal bird stop flashing to properly support the tile at the eaves while helping prevent birds, debris, and wind-driven rain from entering beneath the roofing system. After carefully removing and stacking the existing tiles, we installed two layers of Malarkey UDL synthetic underlayment to create a new waterproofing system beneath the roof. The original Los Arcos tiles were then reinstalled, preserving the home's character while renewing the protection underneath. As part of the project, we also replaced the low-slope roof section with a terra cotta granulated two-ply torch-applied modified bitumen roofing system, allowing the flat roof to complement the appearance of the tile roof while providing a durable waterproof membrane. To complete the restoration, the tile roof was professionally pressure washed, bringing years of accumulated dirt and weathering off the surface. The finished roof not only performs like a modern roofing system beneath the tiles, but also restored the rich appearance of the original concrete tile.xisting clay S-tiles to inspect the underlying roof deck, where we identified and repaired several sections of damaged plywood and structural wood rot. We addressed significant wear around the stucco chimneys and plumbing vents to ensure the entire system was sound before proceeding with the reinstall. To provide long-term protection, we installed high-performance underlayment and replaced all critical flashings, including the chimney shrouds and solar thermal panel mounts. The original terracotta tiles were then expertly reinstalled, restoring the home's aesthetic while ensuring a completely watertight seal. This process effectively extended the life of the roof without the need for a full material replacement.
