🏠 Why do some old roofs last 40 or 50 years while newer roofs sometimes fail much sooner? Age alone doesn't determine how long a roof will last. Older built-up tar and gravel roofs were constructed with multiple layers that provided excellent durability for their time. Even the best roofing systems, however, eventually reach the end of their service life after decades of exposure to the California sun, changing temperatures, and weather. This duplex in Carlsbad had an aging tar and gravel roof that had reached that point. Rather than installing a roof over the existing system, we removed the gravel, completely tore off the old roofing system, and started with a clean roof deck. From there, we installed a new two-layer torch-down modified bitumen roofing system, consisting of a fiberglass base sheet, a smooth modified bitumen membrane, and a granular cap sheet. This assembly creates multiple waterproofing layers designed to provide long-term protection while standing up to Southern California's climate. By removing the existing roofing system instead of covering it, the homeowner now has a new waterproofing system built from the roof deck up. Zenith Truth Every roof has a lifespan.
