šŸ  Do you always have to replace your roof with the same material? Not necessarily. One of the biggest advantages of replacing a roof is the opportunity to choose a roofing system that better fits your home's needs, budget, and future plans. This homeowner in Escondido decided it was time to move away from a traditional two-piece clay tile roof. Over the years, broken tiles had become increasingly expensive to repair, and a traditional lift and lay wasn't the right investment for their goals. The homeowner was also planning ahead for a future solar installation and wanted a roofing system that would simplify future maintenance while still preserving the home's Spanish-style appearance. We carefully removed the existing clay tiles and stacked them on-site so they could be saved for future use. Once the roof was opened, we discovered extensive dry rot that had to be repaired before the new roofing system could be installed. Hidden wood damage is common on older roofs and is one of the biggest reasons a complete tear-off is valuable. It allows the roof structure to be inspected and repaired before new roofing materials are installed. After completing the structural wood repairs, we installed TitaniumĀ® 30 synthetic underlayment followed by Owens Corning Duration architectural shingles in Terra Cotta. The Terra Cotta color blends beautifully with the remaining clay tile accents, allowing the home to maintain its architectural character while providing a lower-maintenance roofing system that's ready for future solar panels.
