A roof leak is rarely caused by a single problem. More often, it develops from several small deficiencies that have accumulated over years of weather exposure. Cracked roof tiles, deteriorated flashing, missing waterproofing components, and aging sealants may seem minor individually, but together they can create pathways for water to reach the roof deck and eventually the home's interior. This Fallbrook project involved a comprehensive roof tune-up on an aging lightweight concrete tile roof. During our inspection, we found approximately 300 lightweight concrete roof tiles with hairline cracks or other damage requiring replacement. While replacing the damaged tiles was an important part of the project, the inspection also uncovered several concealed conditions that could only be addressed by carefully opening the affected areas. Around the skylights and chimney, portions of the original waterproofing system were incomplete or improperly repaired. In several locations, aluminum tile pan flashing was missing and mortar had been used where properly integrated flashing should have been installed. We removed the existing mortar, installed new aluminum tile pan flashing, added self-adhered waterproof membrane around the skylights and chimney, and replaced one section of deteriorated roof sheathing before restoring the surrounding roofing components. With the waterproofing details corrected and approximately 300 damaged lightweight concrete roof tiles replaced, the roof tune-up addressed both the visible signs of wear and several hidden deficiencies that were contributing to active leaks. Every roof tells a different story. A thorough inspection isn't just about finding where water is entering today—it's about identifying the conditions that could become tomorrow's leak. Addressing those details early helps homeowners make informed decisions about maintaining and extending the service life of their roofing system.
