Lake Highlands Roof Replacement Below 4/12 Pitch

This roof replacement was completed on Vista Oaks in the Town Creek neighborhood of Lake Highlands, just north of Royal Lane between Skillman and Abrams in Dallas. The roof was primarily replaced because of age-related deterioration. During the project, we also replaced approximately 150 to 200 square feet of damaged roof decking before installing the new roof system. The key technical issue on this project was the roof pitch. The roof measured approximately 3.5/12, which is below the standard 4/12 threshold for normal shingle application but still above the minimum slope where asphalt shingles can be used. For shingle roofs below a 4/12 pitch, special low-slope application techniques are required. Standard single-layer underlayment is not enough. Manufacturer instructions and code requirements generally call for either double underlayment or a self-adhering ice and water shield / ice and moisture shield. On this Lake Highlands roof, we used ice and water shield over the roof deck because we consider it a better system than double felt for this type of low-slope shingle application. This condition is fairly common on older Dallas homes. Many homes were originally framed at or near a 4/12 pitch, but after 40 or 50 years of movement, settling, or minor framing deflection, the current measured pitch may be slightly below 4/12. Roof replacement decisions should be based on the roof’s current condition, not just the original framing intent. This project is a good example of why measuring roof pitch matters. A roof below 4/12 can often still receive shingles, but it must be installed correctly with the proper low-slope underlayment system.
