Zenith Roofing Services restored a deteriorated low-slope tar-and-gravel roof section on a home near a Rancho Bernardo golf course in San Diego. The existing built-up roof showed extensive mastic patching, displaced gravel, exposed roofing plies, cracking, and localized areas where the wood roof deck had become visible. After preparing the low-slope roof area, we installed a single-layer Johns Manville DIBITEN APP modified-bitumen torch-down membrane. The granulated membrane provides an integrated protective surface in place of loose gravel, while decorative roof tiles were installed around the perimeter to create a finished transition with the surrounding tile roof. On traditional tar-and-gravel roofs, the gravel serves an important purpose by shielding the asphalt roofing plies from direct sunlight. When the gravel becomes displaced and leaves the plies exposed, the roofing material can dry out, crack, and deteriorate. Repeated mastic patches may temporarily cover problem areas, but they can also indicate that the underlying roof system needs a more complete evaluation.
