🏠 Los Gatos, CA – Heavy Shake Roof Replaced with Lightweight Clay Tile A Roof Replacement That Went Far Beyond Installing New Tile When we removed the heavy wood shake roof from this Los Gatos residence, we discovered an existing roof assembly consisting of plywood with 1 x 6 skip sheathing above it. Rather than simply installing new decking over the existing assembly, we addressed the potential for vapor drive, condensation, and moisture accumulation that could eventually contribute to dry rot. We installed 2 x 2 sleepers above the rafters, followed by new OSB with a radiant barrier, creating an air space for improved roof ventilation. The ventilation system included: 🔹 AirVent drip edge ventilation at the eaves for intake 🔹 Westlake Figaroll ridge vent for exhaust 🔹 Radiant barrier roof decking for improved heat management 🔹 CertainTeed Vycor® HT Ice & Water Shield waterproof underlayment 🔹 Double-flashed roof penetrations 🔹 Lead-base flashing integrated with the clay tile The rear of the home presented another challenge. An area with an open-beam ceiling had no insulation, so we installed 2" and 3" staggered ISO board insulation. This raised the roof deck approximately 5 inches, requiring custom pan flashing and careful tile adjustments to maintain proper water drainage and roof-plane integration. The finished roof features Westlake ClayLite S lightweight clay tile, with every tile secured using hot-dip galvanized nails. This project is a great example of why a professional roof replacement requires more than simply changing the roofing material.
