We performed a comprehensive commercial roof restoration for a facility in Delray Beach, Florida. Our team addressed several deteriorating flat roof surfaces that exhibited signs of severe aging, including oxidation and alligatoring. We focused on repairing the existing membrane and sealing all critical penetration points, specifically around the multiple rooftop HVAC units. We utilized a multi-step process involving the application of high-solids elastomeric coatings and reinforced waterproof membranes to extend the life of the roof. Critical components like HVAC curbs and metal flashing were secured with silver fasteners and sealed using white roofing mastic and foam gaskets. This restorative approach provided a seamless, reflective surface that improves water resistance and thermal efficiency.
